It’s a matter of identifying what those are and then carefully considering each before deciding on one. Accepting the first mortgage loan that comes along without carefully investigating and researching all of ones options would be unwise. There are little nuances built into many loans that can make a big difference in terms of cost. If a person fails to choose the mortgage which best suits them, they may end up paying more than they have to for longer than they have to.  It is definitely worth the time and effort it takes to find the right mortgage.</p>
<p>Banks and mortgage lenders in the UK offer a plethora of mortgage loans. This is because not every borrower is the same.  Borrowers have different needs. Their circumstances will also vary. Some people are very well off and have great credit. Other people have only average incomes and decent credit. Both individuals, in all likelihood, won’t qualify for the same loan. Both individuals, however, should look for a loan that will provide them with the cheapest rate and fees. It is important that individuals do so.  Identifying the best loan is an important part of the process. It is never a good idea to settle.</p>

There are so many different types of loans to choose from that it can become tough deciding which type is best. In this article we won&#8217;t dare attempt to list every possible type of mortgage loan. We will however, take a look at a few and provide a brief, corresponding synopsis.</p>
<p>Repayment mortgage loans: A repayment mortgage is one in which the borrower makes payments (monthly), based on an agreed-upon amount and terms. Payments are made until the loan is paid in full.  Both interest and principle payments are included.</p>
<p>Interest-only mortgage loans: Interest mortgage loans aren&#8217;t as commonly used as repayment mortgage loans. However, they certainly have their advantages. One of the primary reasons people opt for interest-only loans is because they reduce a homeowner&#8217;s monthly payments. The mortgages on these types of loans are typically less expensive than on a repayment loan. This is because the monthly payment consists only of interest.</p>
<p>One of the biggest disadvantages associated with interest-only mortgage loans is the principle remains untouched until the agreed-upon interest-only period is up.</p>
<p>Interest related loans: There are numerous loans that while they&#8217;re not interest-only, are interest rate driven, meaning that the interest rate&#8217;s movement affects the loan a great deal. Capped rate, fixed rate, variable rate, tracker, discount variable and capped rate mortgages, are a few examples.</p>
<p>UK mortgage lenders, in an effort to meet as many loan applicants&#8217; needs as possible make available a significant number of mortgage loans. Amongst them are repayment, pension, discounted rate, fixed e-rate, tracker, endowment, interest-only, capped, ISA, 100%, 125%, equity release, graduate, off-set, green, poor credit, self-certified and self-build mortgage loans, to name a few. Making available this many loans, means that borrowers have options. It also increases the likelihood that many of the country&#8217;s prospective homeowners will be able to find a loan which fits their particular needs.</p>

<p>Most people, when purchasing a home, will have to take out a loan in order to do so. While there are certainly some people who can pay for their house in full or are at least make the monthly payments without a loan.  Many more, however, cannot. For these individuals, obtaining a loan from lender is their only option. Choosing a lender is not an exact science. However, there are some things that a person should consider before settling on one. We will discuss what some of those considerations should be, below.</p>
<p>a. Interest Rate: The interest rate a mortgage lender offers is very important. This is because it will have a large bearing on how much a person&#8217;s monthly payments will be. Most people will want this rate and the subsequent payments to be as low as possible. Low monthly mortgage payments help improve cash flow.</p>
<p>It is important that individuals have a good idea about what type of rate they can expect to receive before applying for a loan. This will give them some idea of whether or not the interest rate being offered, is a fair one. The first step is to find out what ones credit score is. The second step will be to then figure out what types of rates are normally offered for that score.</p>
<p>b. Available Loans: Mortgage lenders have lots of loan options. It will thus be important for individuals wishing to obtain a mortgage loan, to seek out those lenders that offer the types of loans they need. This can be done by checking the lender&#8217;s website. The internet makes it extremely easy to compare and contrast loans.</p>
<p>c. Lender&#8217;s Fees: The amount of money a lender charges in fees can significantly increase the cost of the loan. These fees must be taken into consideration when comparing lenders. Those lenders that have the cheapest lender&#8217;s fees should at least be given a look. A decision about a lender, however, can&#8217;t solely be based on the lender&#8217;s fees. However, it should at least be a consideration.  </p>
<p>d. Closing Costs: Closing costs will also have an impact on the cost of a loan. The lower the closing costs the better. Again, this is another consideration which must be made when shopping for a mortgage lender, but not the sole one. A lender&#8217;s closing costs, its interest rates, loan portfolio, fees and reputation, must be given some thought as well.   It is only after all of these things have been considered in concert,  that a person can make a good decision about which mortgage lender will finance their loan. </p>
<p>A number of factors go into choosing a mortgage lender. The aforementioned are a just a few. The types of loans a lender has to offer, their fees, closing costs and interest rates will all have a bearing on whether or not a particular lender is a good fit. If this information is not readily available, contacting the lender should yield what&#8217;s required to make the final decision.  </p>

A bad credit mortgage loan can be incredibly expensive and is something that most people will want to avoid. Individuals that are only able to qualify for mortgage loans with high interest rates due to their credit, might do better renting rather than buying, until they are able to improve their credit score.</p>
<p>When deciding on an interest rate, it is best to make a few considerations. They include but are not limited to, the amount of money a person wants to pay out each month in mortgage payments, whether or not they want to pay interest-only or both interest and the loan&#8217;s principle and if they&#8217;d like a flat rate or one that is variable. Only after considering the aforementioned, will individuals be ready to make an informed decision.</p>
<p>Interest Rate Options</p>
<p>Discounted Rate: A discounted rate is one in which the initial loan rate is a discounted or reduced. Later, after a pre-determined amount of time, the rate will change. The new rate is oftentimes the lender&#8217;s Standard Variable Rate, which we will discuss next.</p>
<p>Standard Variable Rate: A standard variable rate will mirror the mortgage lender&#8217;s standard interest rate, which is often based on the Bank of England base rates.</p>
<p>Fixed Rate: A fixed rate is different from a variable one. While a variable rate changes, a fixed rate does not. The borrower enjoys the same rate for the length of the loan. The only exception to this is when a rate is only partially fixed. These types of rates are fixed for a set period of time. After that time is up, the rate changes.</p>
<p>Standard Variable Rate with Cash Back: With this type of rate, the borrower receives a lump sum of cash, in addition to the mortgage loan. The loan&#8217;s variable rate will generally last for a set period of time.</p>
<p>Tracker: Tracker interest rates are tied to a base rate, which is often times the Bank of England&#8217;s rate. Because they variable they are continuously rising and falling. These may appeal to people when rates are low. However, they won&#8217;t when they rise. For some people, the risk of the rate being raised is worth the lower rates they sometimes enjoy.</p>
<p>Capped/Cap and Collar: A Capped rate is one in which the borrower accepts a variable rate with a cap, meaning a person&#8217;s payments will never rise above a certain amount for a set period of time. A Cap and Collar rate loan is identical to the above, with one exception. The rate&#8217;s collar means that there&#8217;s a floor on how low the rate can get.  </p>
